The Value of Risk Analysis with The Key Zoning Assessment:

The Key Zoning Assessment advises you of the potential risk to your property if damage occurs. In the illustration above the building encroaches into the front setback by 5 feet and exceeds the maximum building height by 2 stories and 18 feet. In this scenario the building height and setback are legal nonconforming with a 50 percent nonconforming restoration clause. In the event of a fire or natural disaster where damage exceeds 50 percent of the building value, the building would lose 2 stories of rentable floor area and be moved back 5 feet, resulting in a net loss of 40 percent of rent income.
